Summary: The Maintenance Technician II is responsible for oversight of the daily maintenance of assigned apartment complexes and is expected to have advanced knowledge of general facilities Maintenance. Under the general direction of the Maintenance Supervisor, a Maintenance Technician II will complete work orders received by the resident manager at assigned properties. It is possible for an assignment to one particular property but assignments are at the sole discretion of management. A Maintenance Technician II may be reassigned and/or rescheduled based on the needs of properties managed by Burbank Housing.

The Maintenance Technician II is expected to work independently and according to Burbank Housing core values, established procedures and policies. The MT2 reports directly to the Maintenance Supervisor and is responsible for the day-to-day planning and implementation of maintenance tasks. The following is a list of typical tasks the MT2 will be required to perform. This list is meant to be representative of the skills required for this position but does not constitute a complete list of tasks or skills.

1. Ability to follow instructions, read and interpret equipment manuals, technical bulletins etc

2. Ability to interpret and complete work orders using Burbank systems and procedures

3. Complete knowledge of Burbank procedures and policies

4. Use safe work practices and follow Burbank safety policies and procedures

5. Maintain, troubleshoot and perform basic repairs to HVAC systems

6. Maintain, troubleshoot and repairs kitchen appliances

7. Maintenance and troubleshooting of electrical, plumbing, and other building related systems

8. Interior and exterior painting

9. Basic to intermediate carpentry

10. Janitorial maintenance

11. Landscape, trash enclosure and grounds clean up

12. S/he may be tasked to assist the Maintenance Department with training of Maintenance Technician I and Trainees

13. Cleaning vacant units

14. Use of power tools such as, but not limited to, power washers (3000 PSI), electric drills, plumbing power snakes, electric saws, sanders etc

15. Full unit turnovers following established Burbank Procedures

16. Community Room Floor buff and wax

17. Measuring, removing and installing window coverings

18. Replacement of exterior light bulbs, draining water heaters and checking water pressure levels

19. First story gutter cleaning

20. Replacement of door locks and replacement or copying keys

21. Exterior touch-up painting and all interior painting

22. Parking lot cleaning as needed

23. Identify Maintenance related issues and bring it to on-site management’s attention

21. Off-hour on call availability for emergencies

22. Other duties as assigned
