The Community Manager serves as the onsite leader for The Colony at The Grand in beautiful Fairhope, AL and is responsible for overseeing all aspects of community operations, Board relations, financial administration, architectural standards, compliance programs, vendor management, resident relations, and preservation of community assets.

The Community Manager works closely with the Board of Directors to maintain the exceptional appearance, service levels, and operational standards expected within one of Alabama's premier luxury residential communities. Success in this role requires strong leadership, financial stewardship, operational excellence, project management expertise, and a commitment to The McKay Way through servant leadership, proactive communication, accountability, relationship building, and delivering exceptional homeowner and Board experiences.

Key Job Duties and Responsibilities

Include but are not limited to the following:

  • Serve as the primary liaison between the Board of Directors, homeowners, committees, vendors, contractors, and Associa McKay Management.
  • Supervise the operation and administration of the Association in accordance with governing documents, Board policies, and management agreements.
  • Prepare Board meeting agendas, management reports, action item lists, resolutions, and meeting packages.
  • Attend and facilitate operational meetings, Board meetings, committee meetings, annual meetings, and special meetings.
  • Provide recommendations regarding operational planning, reserve funding, capital improvements, and community enhancement initiatives.
  • Conduct routine inspections of entrances, common areas, parks, recreational facilities, pools, landscape features, streetscapes, and Association maintained assets.
  • Oversee landscape and irrigation operations for Association maintained common areas and amenities.
  • Coordinate reserve projects, capital improvements, infrastructure projects, and contractor activities.
  • Manage vendor contracts, procurement activities, bidding processes, and performance evaluations.
  • Support Architectural Review Committee operations and covenant compliance initiatives.
  • Review monthly financial reports and prepare management summaries and recommendations for the Board.
  • Assist with annual operating budget preparation, reserve planning, and financial forecasting activities.
  • Monitor contracts, expenditures, and project budgets.
  • Maintain Association files, governing documents, contracts, reports, and operational records.
  • Respond promptly and professionally to homeowner inquiries and concerns.
  • Support community engagement efforts, homeowner communications, and resident initiatives.
  • Maintain exceptional community standards and service levels.
  • Promote professionalism, transparency, accountability, and operational excellence.
  • Protect and enhance community assets and property values.
  • Demonstrate and model The McKay Way in all interactions with homeowners, residents, Board members, vendors, contractors, and fellow team members.
