Compensation: Compensation is $80,000 to $150,000 including base plus commission. The company offers an exceptional benefits package, including health, dental, vision, retirement, and daycare benefits. Work hours are 30 -40 hours a week.
POSITION SUMMARY
The Sales Manager is responsible for developing the sales program, and recruiting, hiring, training and developing the sales team.
The successful candidate will utilize his/her 7-10 years’ experience in real estate, preferably in the real estate retail sales market to develop the home retail sales program, and will have a strong network in the local and greater area real estate community to access in identifying potential real estate candidates as well as strategies to develop an effective real estate program. In addition the sales manager will provide leadership for the Sales Department, including sales planning, staffing, training, performance management, market analysis, and sales processes.
The Sales Manager works closely with the President/CEO and other department leaders to coordinate sales and development activities and ensure the Company's communities, homes, and products are positioned effectively in the marketplace.
The successful candidate will preferably have a brokerage license; be available to work weekends for open houses, possess strong leadership, analytical, communication, organizational, and decision-making skills, along with a demonstrated understanding of residential real estate, homebuilding, land development, and market dynamics. Must have 7-10 years’ sales’ experience preferably in retail sales.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

Develop Sales Program and Sales Team
- Develop an effective sales program
- Recruit, hire, train an effective sales team.
- Establish performance expectations and hold team accountable for achieving individual and departmental goals
Sales Strategy and Business Development
- Develop, implement, and continuously evaluate short- and long-term sales strategies and initiatives to achieve company goals.
- Analyze market conditions, customer trends, competition, inventory levels, and other factors affecting sales performance.
- Monitor builder reports, resale activity, competitive pricing, incentives, and market conditions to identify opportunities and risks.
- Recommend and implement strategies to maintain the Company's competitive position in the marketplace.
Sales and Marketing Leadership
- Develop and implement sales and marketing strategies that support company objectives.
- Collaborate with the Design Department regarding model-home merchandising, product presentation, and customer appeal.
- Ensure sales offices, model homes, and sales materials effectively represent the Company's products and brand.
- Identify opportunities to improve customer experience, sales processes, and conversion rates.
- Support the development and implementation of new processes, products, technology, and systems that improve sales department performance and efficiency.
Cross-Departmental Coordination
- Work closely with Construction, Design, Land Development, Marketing, Finance, and other departments to coordinate sales activities and company objectives.
- Anticipate and effectively manage unexpected delays, interruptions, construction issues, and other challenges that may affect sales operations or customer expectations.
- Communicate sales trends, market conditions, inventory concerns, and operational issues to senior leadership.
- Participate in strategic planning and provide sales-related recommendations to the President/CEO.
Other Responsibilities
- Maintain current knowledge of residential real estate, homebuilding, land development, consumer trends, and competitive activity.
- Ensure Sales Department activities are conducted in accordance with applicable company policies and procedures.
- Maintain professional relationships with customers, real estate professionals, vendors, industry partners, and other stakeholders.
- Perform other duties and responsibilities as assigned by the President/CEO.

SUPERVISORY RESPONSIBILITY
The Sales Manager has direct supervisory responsibility for the Sales Department and is responsible for providing leadership, direction, coaching, performance management, staffing recommendations, and employee development.
The position participates in hiring and personnel decisions and is responsible for establishing performance expectations and ensuring departmental objectives are achieved.
WORK ENVIRONMENT
This position operates primarily in the corporate office, model-homes, and field environments. The role routinely uses standard office equipment and technology, including computers, telephones, printers, photocopiers, and other business systems.
The position may require regular interaction with construction sites, model homes, sales offices, customers, real estate professionals, vendors, and other business partners.
