The Senior Commercial Property Manager is primarily responsible for providing oversight to an assigned commercial real estate portfolio. The Sr. Commercial Property Manager will ensure properties are operating at a level exceeding company standard, marketed properly, and are providing profitable returns. A successful Sr. Commercial Property Manager will provide excellent customer service to our tenants, take pride in the portfolio, and understand that this role is critical to the reputation of Tailwind Group.
This is a full-time position working a standard schedule, Monday - Friday from 8:00am - 4:30pm. Nights or weekends may be required from time to time dependent on business needs. This position can be fulfilled from either our Excelsior or Mankato, MN, offices.
The compensation range for this position is $80,000 - $105,000 plus bonus potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.

Responsibilities & Duties
- Demonstrate excellent customer service with tenants, prospects, vendors, officials, and community members; prioritizing others and fighting for their highest possible good.
- Monitor commercial sites for superior curb appeal, general cleanliness, and organization.
- Develop and maintain relationships with tenants, suppliers, vendors, and contractors; professionally addressing their needs and understanding the impact their behavior has on the reputation and financial performance of the company.
- Complete onboarding for new tenants to ensure they receive accurate and timely information pertaining to policies and procedures.
- Manage current and future tenant relations pertaining to coordinating requests, understanding rent charges, lease expectations, and other tenant concerns.
- Engage, contract, supervise and approve invoices for all goods/services required to maintain the property.
- Review all tenant maintenance requests and coordinate with the appropriate vendor.
- Maintain complete and accurate property files and records in Entrata and SharePoint.
- Coordinate collection and documentation of all required rents from tenants.
- Develop and implement property budgets, marketing campaigns, business plans, and special events.
- Plan and oversee capital improvement and maintenance efforts for the portfolio.
- Review lease agreements to ensure all rent charges and are fees are entered in accordance with all lease documents.
- Recommend adjustments to future rents and fees in accordance with market changes.
- Negotiate lease terms to maximize asset value and occupancy objectives.
- Act as the primary contact person in cases of personal injury or property damage and coordinate with the insurance company for remedial action. Handle escalated concerns for the entirety of the portfolio.
- Support team members in the department through accountability, collaboration, and empowerment - equipping others to reach their highest potential.
- Maintain a record of property insurance coverage and provides notice of expiring policies to ensure properties are adequately insured.
- Respond to after-hour property emergency issues.
- Provide 24-hour emergency assistance to all tenants and act as the primary contact for all police, fire, and medical services.
- Act as the liaison between all city officials and assigned properties.
