AI Product Manager - BIM Construction & Project

Posted Updated
Discussion

Description

The AI Product Manager, BIM, Construction and Project Controls owns the AI products that help a global real estate business design and build with less rework, fewer delays and better information. The role covers building information modelling (BIM), design coordination, site delivery, quantity takeoff, scheduling, earned value and project risk. This is a field-facing role. Its products work with 3D models, drawings, site photos, scans and schedules, and its users are project teams on site with little time for new tools. The post holder must turn messy project data into products that site teams actually use, while respecting contract roles, design responsibility and safety at every step.

The candidate will have responsibilities across the following functions:

Product strategy:

  • Own the product vision, roadmap and backlog for AI in BIM, design coordination, construction delivery and project controls.
  • Prioritise opportunities by impact on rework, delay and site effort, and by the quality of available project data.
  • Track the construction-technology market (model checking, takeoff, reality capture, schedule analytics) and lead vendor assessments.

BIM and design coordination:

  • Define AI agents that read models and drawings to find clashes and discrepancies between drawings, specifications and models before tender and construction.
  • Specify design-compliance checks against local building codes and company design standards.
  • Set information requirements for consultants and contractors in line with ISO 19650, including model standards, level of detail and open data exchange (IFC).

Construction delivery:

  • Define agents that draft, route and chase RFIs, submittals, inspection requests and non-conformance reports.
  • Specify progress-monitoring products that compare site evidence (photos, drone surveys, laser scans, daily reports) with the model and schedule.
  • Include safety use cases where they add value, such as permit-to-work checks and incident triage.

Quantities and project controls:

  • Define agents for quantity takeoff and bills of quantities from models and drawings, and for measuring work done.
  • Specify schedule quality checks, critical-path analysis and delay-risk prediction.
  • Automate earned-value reporting, monthly progress reports, risk registers and portfolio dashboards.
  • Supply measured quantities, progress and schedule data to the development-finance products for budgets and payments.

Field adoption:

  • Design products for site use: mobile-first, quick to capture, and built into existing meetings and reports.
  • Pilot each product on one or two live projects with a named site champion before rolling out.
  • Build test sets from real project data such as marked-up drawings, past clashes, closed RFIs and historic schedules.

Governance:

  • Make sure a competent person reviews every safety-related output before anyone acts on it.
  • Respect contract roles and design responsibility: products flag issues, and the designers and engineers of record decide.
  • Protect design data and site images under contract confidentiality and data protection laws, and keep a record of what each product checked for use in claims.

Requirements:

  • Bachelor's degree in Civil, Structural or MEP Engineering, Architecture, Construction Management or Quantity Surveying.
  • At least 10 years' experience, including 6 or more in construction delivery, BIM management, planning or project controls.
  • Hands-on experience in at least two of: BIM coordination, scheduling and project controls, quantity surveying.
  • Delivery of large residential, commercial, mixed-use or high-rise projects, including time on site.
  • Working knowledge of construction contracts (e. g. FIDIC, JCT, NEC), RFIs, inspections and change processes.
  • At least 3 years leading digital-construction or construction-technology products or programmes, with one or more delivered into live use.

Desirable:

  • Master's degree in Construction Management, Digital Construction or BIM.
  • Professional qualification such as PMP, PMI-SP, AACE PSP, MRICS or a recognised BIM certification.
  • Experience with reality capture: laser scanning, drone surveys and 360-degree site imagery.
  • Experience with digital twins or handing BIM data over to facilities management.
  • Projects delivered in more than one country.

Technical Skills:

  • BIM: model authoring and coordination tools (e. g., Revit, Navisworks), common data environments, IFC and openBIM, and ISO 19650.
  • Quantities: takeoff tools (e. g., CostX) and measurement standards (e. g., NRM).
  • Project controls: scheduling software (e. g. Primavera P6), earned value management, schedule quality checks (e. g. DCMA 14-point) and risk management.
  • Project platforms: construction management and document control systems (e. g., Procore, Unifier, Aconex).
  • AI fluency: how large language models, computer vision for drawings and site images, and AI agents work, and where they fail.
  • Data: structuring model, schedule and site data for analysis; basic SQL and dashboard tools (e. g. Power BI).
  • Product delivery: requirements, acceptance criteria, Agile methods and backlog tools (e. g. Jira).

Core Competencies:

  • Site credibility: comfortable on site and respected by engineers, supervisors and planners.
  • Practical design sense: builds tools that fit how site teams actually work, not how they should work.
  • Spatial thinking: reads models, drawings and programmes fluently.
  • Safety first: never trades safety or quality for speed.
  • Influence without authority: brings contractors and consultants along to new data standards.
  • Resilience: keeps pilots on track through site pressures and shifting priorities.
  • Hands-on learning: tries new construction-technology tools and judges them in the field.
